There are a few reasons as to why your boiler should be serviced every year, the obvious one being, to ensure your boiler is safe and working correctly. It’s also good to know that the boiler is running as efficiently as it can. Another reason the boiler should be serviced is to make sure you keep your warranty intact that’s supplied by the manufacturer, all manufacturers have it written into their terms and conditions that if the boiler isn’t serviced the warranty is void. Boilers can only be serviced by a Gas Safe Engineer; I fill in the benchmark book (it's like the service book for your car) which you produce to the manufacturer in the event of any problems or break downs going forward.
I will check the boiler controls to make sure the timer and thermostat are working correctly.
I will check the standing gas pressure to ensure the gas regulator is working correctly.
I will check to see if there is any let by gas passing through the system.
I will carry out a tightness test to ensure there are no gas leaks on the entire gas installation.
I will check the gas working pressure at the boiler ensuring the correct size pipework has been used.
I will also check the working pressure at the gas bottles to ensure the regulator is working correctly.
Depending on the age and condition of the boiler I will either carry out a flue gas test and supply you with a print off, If the readings are high, I will investigate further to find out why.
I will check the flue and also the combustion seals to see if they are in good condition, if the seals need changing then I will change them, you would only pay for the cost of the seal. If I don’t have the seal I would have to charge for another visit. It's normally better finding out which boiler you have before I come, pay for the seal and I’ll fit at no extra cost while I’m there servicing the boiler. Some seals need changing every year and some only need changing if there are signs of deterioration. These seals prevent carbon monoxide from escaping from the boiler, my advice is to change the seal every year. The price of the seals varies but a rough estimate is between £10 - £20.
